The aim was to capture the relaxed ‘all day’ character of an established institution; a place that presents in a contemporary way, but at the same time feels like it’s always been there. The bright material palette in the front room facing street and the darker, intimate dining room at rear are tied together by a scalloped carpentry lighting theme that conjures the bubble graphics of the cafe’s signage and logo. The rear fassade was rebuilt in glass and steel with earthquake reinforcement to increase natural light and increase connection to small rear garden. The ground floor plan was reconfigured to position kitchen and living room with direct garden access. The windowless, street-facing fassade invited the use of strong graphic features to break up the house mass. We introduced over-sized, blackened zinc metal, with an irregular standing seam pattern, to the roof fascia bands. We then extended the contrasting black and white material palette to the house interior. The rear of the house had little contact with the garden so new large windows on ground floor were opened and the interior walls enclosing living room and kitchen were removed. A unique feature of the house we sought to maximize was the covered patio off of the kitchen and dining area. At the patio-facing walls we used single wing sliding glass doors that can be fully retracted, allowing the patio to become a free-flow extension of the house interior. The idea was to borrow from the full volume of the roof for the open living and dining room, so half the attic floor was cut away to create an open gallery visible from below. The materiality of the gallery railing was of special importance for the room; the stainless steel web netting within a pipe steel frame offers a light, delicate quality also relating to encaustic cement tiles in the bathrooms. The decision to locate the custom steel spiral stair in the center hallway of the apartment was key for encouraging everyday access to the overflow gallery space. Because of the generous studio ceiling height, we made minimal interventions there to preserve the open loft quality. This meant programming the more public spaces of living, kitchen and dining on the upper floor, and the newly divided enclosed rooms on the ground floor. For the bedrooms and bathrooms, we used oversized sliding doors and curtains to modulate privacy in an otherwise open flow of space. The studio had only one band of north facing windows, so we made new discreet window openings, placed like pictures hung on studio walls, to continue the theme of punctured windows original to the stair tower. The house received a full infrastructure renewal as well as new insulated fassades and roofs with flush solar panels. The interior layout was adapted by reprogramming rooms and orienting them towards the rear garden and pool. The site was regraded to create new garden access from formerly underground bedrooms and the entry court was enlarged for bike storage and improved windows. The landscape design was developed with the house design process. The owners wanted an open plan on ground floor with maximum storage and functionality. Our solution was to demolish the main load-bearing wall with its simple door openings and replace it with a light carpentry ‘storage wall,’ built like a piece of furniture, running the full length of the house. In addition to incorporating wardrobe, kitchen island, and a flexible home office, the storage wall also integrates new structural beams, heating and electrical risers. All original systems of roofing, plumbing, electrical, windows, and heating were at the end of their life cycles so received complete renewal. The original horizontal band windows facing the street, evoking the classic modernist ‘ribbon windows,’ were cut up, down, or partially closed – then treated with brightly colored sunshades – to create a more nuanced dialogue with the colorful 19th century row houses along the street. To benefit from the hilltop vistas, the family opted for an open living space with balcony on the upper floor, and bedrooms with direct garden access on the ground floor. The house form, referencing the traditional barn structures of the village, is bent on the south to conceal the balcony within the volume while also providing diverse views. The main planning goals were to integrate the two levels so the upper flows seamlessly from the lower, and to anchor the ground floor with a sense of privacy. There we planned a bathroom and storage core, clad in dark wood paneling, to act like a protective, solid object between spaces. The same dark wood of the core appears again on the upstairs ceiling and kitchen, further supporting the connection between the two levels. The original entrance was located at the rear of the house, while the front offered a windowless fassade with carport. In its place, an addition and covered entryway was built to create a new public ‘face’ for the house. Utilizing the maximum allowable footprint, twelve square meters of living space was added. Inside, load-bearing walls were removed to create an open-plan living, dining, and kitchen. The former small, enclosed kitchen has been converted into a generous entry foyer, while the addition holds the new kitchen and laundry room, with a side door for direct garden access. The project sought to restore the home’s original character while enhancing its functionality and environmental performance. Working in close collaboration with the owners, the design reestablished the villa’s original spatial orientation. A key intervention involved reinstating the centrally located entry sequence, which had been altered during a 1970s renovation, to once again emphasize the home’s connection to its lush surrounding gardens. The original street-facing stone façade on the ground floor was kept, while the new upper floors and rear were clad in brightly colored ventilated wood siding to highlight the wood construction. The existing age-worn stair was renovated with new treads and risers, raised to the new underfloor heating level. The new stair for the upper floors was designed as a central, sculptural feature of the extension. At the rear, a light balcony structure extends the rooms toward the garden and reduces the apparent height of the three-story façade. The garden functions as a comfortable outdoor living space in the city.
